Quick answer

Vavol (વાવોલ), pin code 382016, is a former village on the western edge of Gandhinagar, adjoining the planned sectors and the road towards Kalol. It has become a mid-market housing belt of 2 and 3 BHK towers, row houses and plotted schemes for families who work in the Gandhinagar sectors and want new construction at prices below Kudasan, Sargasan and Koba. Its strengths are quiet streets, a 10 to 15 minute run to the Sachivalaya and the sectors' schools, and comparatively low entry prices; its weaknesses are distance from GIFT City and Ahmedabad, thin public transport and infrastructure that is still catching up. Because most of Vavol's schemes stand on recently converted farmland, the NA order, tenure history and layout approval are the first things to verify.

Gandhinagar's original plan stopped at the sectors; everything the city has needed since has grown in the villages around them, and Vavol is the western example. It is not a glamour address and does not try to be. It is where a government employee, a teacher or a young family buys a first flat within cycling distance of the sectors. This guide explains where Vavol is and how it connects, why it has grown, how it compares with the neighbouring belts, the housing types and price drivers, the rental picture, schools and hospitals, the infrastructure that is changing the area, a balanced pros-and-cons view, and the land-record checks that matter more here than in the older city.

Where Vavol is

  • District and taluka: Gandhinagar; under the Gandhinagar Urban Development Authority (GUDA) with parts moving under the municipal corporation.
  • Pin code: 382016.
  • Position: west of the last planned sectors, along and around the Gandhinagar–Kalol road, roughly 5 to 7 km from the Sachivalaya complex.
  • Neighbours: the western sectors (Sector 22 to 30 belt) to the east, Pethapur to the north, Kalol road villages to the west, and the Sargasan–Kudasan belt across the city to the south-east.

Connectivity

DestinationTypical drive (off-peak)Notes
Sachivalaya and Sector 10/11 offices10–15 minutesThrough the sectors' grid roads
Gandhinagar Capital railway station10–15 minutesAhmedabad and Mumbai trains
Kalol town15–20 minutesIndustrial estates and the Mehsana highway
Infocity / Koba Circle15–20 minutesAcross the city via the sectors
GIFT City25–35 minutesVia Koba; the weak link for GIFT commuters
Ahmedabad, Vaishnodevi Circle25–30 minutesVia the SG Highway or the Kalol–Sanand bypass
Ahmedabad airport35–45 minutesVia the Koba–airport road

City buses run through the sectors to the Vavol side; auto-rickshaws are available at the sector crossings. The metro's phase 2 alignment serves the Koba–Infocity–Sector corridor rather than the western villages, so Vavol residents will drive or ride to a station.

Why Vavol has grown

  1. Price: it is one of the least expensive places to buy a new flat within 15 minutes of Gandhinagar's government offices.
  2. Land: agricultural parcels converted to NA allowed gated schemes of a size the sectors cannot host.
  3. Sector spill-over: children of sector residents, and transferred employees who cannot get government quarters, look west first.
  4. Institutions: Gandhinagar's colleges and hospitals are nearer to Vavol than to the GIFT side.
  5. Road upgrades: widening of the Kalol road and internal GUDA roads has cut travel times.

Housing stock and price drivers

  • Flats: 2 and 3 BHK in low- and mid-rise towers built mostly after 2016, with a few larger projects offering club houses.
  • Row houses and tenements: a larger share than in Sargasan, popular with families who want a small garden and parking at the door.
  • Plots: plotted schemes of 100 to 300 vaar; check the layout approval and that each plot has a Property Card or a clear survey sub-number (see the land units guide for vaar conversions).
  • Price drivers: distance from the sector boundary and the Kalol road, whether the internal road is a GUDA-maintained one, project age, and water supply (piped versus borewell).
  • Actual values: we do not print a rate table because it dates within months; read recent Index 2 registrations for the scheme on gARVI and the Jantri zone rate for the government floor.

Rental market

Tenants are mostly government and PSU employees on posting, teachers and hospital staff, and students in shared row houses near the colleges. Unfurnished 2 BHK and 3 BHK units let steadily at rents below Kudasan; furnished demand is thinner than on the GIFT side. Vacancy periods are longer in schemes without a bus route; owners should price for that.

Schools, hospitals and daily life

  • Schools: Gandhinagar's established sector schools, both state-board and CBSE, are a 10 to 15 minute drive, and a few newer schools have opened on the Vavol–Kalol side. School buses serve the larger societies.
  • Hospitals: the civil hospital and several private hospitals in the sectors are 10 to 15 minutes away; Apollo at Bhat is 25 to 30 minutes.
  • Shopping: daily needs inside the schemes and at the sector shopping centres; the malls of Sector 11 and 21 are a short drive.
  • Recreation: Gandhinagar's gardens, the riverfront and Indroda Park are all within the city; Vavol itself is low-key.

Infrastructure that is changing Vavol

  • Widening and resurfacing of the Gandhinagar–Kalol road and the GUDA ring road connections.
  • Extension of piped water and drainage networks into the village extension areas, replacing borewells and septic tanks scheme by scheme.
  • Inclusion of more GUDA areas within municipal limits, which changes tax bills and building permission routes.
  • Growth of the Kalol industrial belt and the Sanand–Kalol road, which adds employment on the western side.

Pros and cons

ProsCons
Among the lowest entry prices near Gandhinagar's officesFar from GIFT City and Ahmedabad's job hubs
Quiet, low-density, family-orientedThin public transport; car or two-wheeler needed
Row houses and plots available, not only flatsSome schemes still on borewell and septic; verify services
Close to Gandhinagar's schools, colleges and hospitalsLimited retail and dining inside the area
Room for appreciation as services arriveLiquidity lower than in Kudasan or Sargasan when selling

Is Vavol a good investment?

For an end-user who works in Gandhinagar, the value case is strong: lower price, short commute, family housing types. For a pure investor, the case rests on infrastructure catching up and on the western industrial belt, both of which are slower than the GIFT-driven story on the eastern side. Buy a scheme that already has piped water, an approved layout and a Property Card, rather than the cheapest plot on a promise.

Title checks specific to Vavol

  • 7/12 and VF-6 history for the survey numbers under the scheme, on AnyRoR (see the rural land record guide): who sold to the developer, any pending 135-D notice, any encumbrance.
  • Tenure: old tenure or a premium order; new-tenure land sold without permission is void (see the tenure guide).
  • NA order for residential use and the approved layout with your plot or tower on it (see the NA guide).
  • Development permission from GUDA or the corporation, and, for completed schemes, the building-use certificate.
  • Property Card for the unit or plot on e-Milkat, if the City Survey has covered the area; otherwise the survey sub-number on the 7/12.
  • RERA registration and progress reports for anything under construction (see the GujRERA guide).
  • Index 2 for the developer's purchase and recent unit sales.
  • Agriculturist rule: if you are buying a plot that is still shown as agricultural, you may not be permitted to buy it at all; insist on NA land.

Frequently asked questions (વારંવાર પૂછાતા પ્રશ્નો)

What is the pin code of Vavol, Gandhinagar?

382016. Vavol is on the western edge of Gandhinagar, adjoining the planned sectors and the road towards Kalol.

Is Vavol a good place to live?

For families and employees working in Gandhinagar's sectors who want new, affordable housing in a quiet area, yes. It suits GIFT City or Ahmedabad commuters less well because of the distance.

How far is Vavol from GIFT City?

About 25 to 35 minutes by road via Koba in normal traffic, which is the main drawback for GIFT employees compared with Sargasan or Koba.

What types of property are available in Vavol?

2 and 3 BHK flats in low- and mid-rise towers, row houses and tenements, and plotted schemes of roughly 100 to 300 vaar. Row houses are a larger share here than in Sargasan.

What is the property price in Vavol?

Prices are among the lowest for new housing near Gandhinagar's offices but change quickly by scheme, so we do not quote figures. Check recent Index 2 registrations on gARVI for real transaction values and the Jantri zone rate.

Is Vavol under GUDA or the Gandhinagar Municipal Corporation?

Parts of Vavol have moved from GUDA into municipal limits and parts remain under GUDA. The latest property tax bill and the society office will tell you which applies to a specific scheme.

Are there schools near Vavol?

Gandhinagar's established sector schools are 10 to 15 minutes away and run buses to the larger societies; a few newer schools have opened on the Vavol–Kalol side.

Is Vavol good for investment?

It is an end-user market first. Investors should prefer schemes with piped water, an approved layout and a Property Card, and should expect slower liquidity than in Kudasan or Sargasan.

Can I buy a plot in Vavol if I am not a farmer?

Only if the plot is NA (non-agricultural) land. Agricultural land in Gujarat can generally be bought only by agriculturists, so insist on the NA order and the approved layout before paying.

What should I check before buying in Vavol?

The 7/12 history and tenure of the underlying land, the NA order and approved layout, GUDA or corporation development permission, RERA registration for under-construction projects, the Property Card or survey sub-number for the unit, and Index 2 for the developer's title and recent sales.
