Step 1: read the builder's RERA record
On gujrera.gujarat.gov.in, search projects by the promoter's name. For each project note:
- Registration and status: ongoing, completed, or lapsed and revived.
- Promised versus actual completion: the original completion date, extensions sought, and the completion certificate date for finished projects.
- Quarterly progress reports: whether physical progress moved steadily every quarter, and whether money collected was spent on the project.
- Complaints and orders: the number of complaints against the promoter, what they were about (delay, carpet area, amenities, refunds) and what the Authority ordered.
- Land title report and encumbrances: whether the promoter owns the land or holds a registered development agreement, and whether there is a bank charge.

Step 2: verify the land under the project
The developer's brand does not clean a title. For the specific project:
- Survey numbers of the land, from the RERA page or the brochure, checked on AnyRoR: 7/12 or Property Card, tenure, VF-6 entries, pending 135-D notices (see the rural land record guide and the urban land record guide).
- NA order for residential (or commercial) use and the approved layout (see the NA guide).
- Old tenure or a premium order (see the tenure guide).
- Index 2 for the developer's purchase or development agreement on gARVI (see the Index 2 guide).
- Development permission and, for completed buildings, the building-use certificate.
- Ashant Dhara status of the site, if in a notified area (see the Ashant Dhara guide).
Step 3: financial and structural signals
- Listed developers publish accounts; debt levels, cash flow and auditor remarks are public. For private firms, the RERA escrow withdrawals and the pace of construction are the proxies.
- Bank approvals: if several major banks have approved the project for home loans, they have seen the title; ask which banks and for the APF number.
- Construction quality: visit a completed project by the same developer that is 5 to 10 years old; talk to the society office about leaks, lifts and the handover of common areas.
- Handover practice: whether the developer formed the society, handed over the corpus and the common-area documents, and how long possession took after the completion certificate.

Step 4: questions to ask the sales office
- What is the RERA number of this exact phase, and what is the registered completion date?
- What is the RERA carpet area of this unit, and where is it on the approved plan?
- Which banks have approved the project? What is the APF number?
- Who owns the land, and can I see the title report uploaded on RERA?
- What is in the cost sheet beyond the base price: parking, club, development charges, GST, maintenance deposit?
- When was the last quarterly progress report filed and what did it say?
- Which completed project of yours can I visit, and can you connect me with its society office?
- What happens if possession is late: is the RERA delay interest stated in the agreement?
